The first night day was perfectly fine but the second night we found out we had visitors – rodents in the vent unit. We called the front desk. They did send maintenance guy up, but he did not confirm what we saw, however we saw and heard it with our own eyes! The front desk did offer us free breakfast which is not sufficient! I did not have a good night sleep and had to drive five hours back to North Carolina with little sleep.

Staff was great, room was spotless and breakfast was nice. The lack of hot water for my shower in the morning was awful.

The hotel looks beautiful and extremely well located in Anjuna. The property has been done beautifully and has a stunning old Portuguese home feeling and appeal. Now here are the reasons for my negative review: 1. The housekeeping at the property is not up to the mark at all. The housekeeping team is not trained - if you don't run behind them, the room does not get cleaned properly. 2. The rooms are great, very tastefully done, however you can seek the aging of the property - the owners have not made any investments in the upkeep and maintenance of the rooms - (a) the AC makes noises, (b) the cupboards are not great and (c) the hot water geyser does not work properly - you get lukewarm warm water. 3. The wifi does not work in the rooms, you have to go hunting around the property to get a good wifi connection. 4. Breakfast: for some reason the breakfast does not start before 8:30am - which is strange as they are people who want to get up early. There is NO breakfast spread. It is limited to fruits, juice, eggs and one Indian mains. If you are there for more than 2 days, you will get the same repeated. Summary: great location, beautiful property, nicely done rooms - has a few things that needs sorting - most importantly maintenance of rooms, housekeeping and breakfast.

I had an amazing stay at hospitality was truly outstanding. The room was absolutely beautiful with a stunning lake view that made our stay even more relaxing and memorable. made us feel so comfortable throughout our stay.recommended for anyone looking for luxury comfort, and hospitality!

Room was satisfacrory. Adevertised as B&B but breakfst was $20. I appreciated the cooking stove but not the high walled bathtub I had to climb over to take a shower. Very dangerous.

Not a 4 star hotel. Very fated and in desperate need if a refurb and a giod clean. It was like stepping back into the 70s. The room was fithy and there were 2 people running the whole place that were running around everywhere looking stressed. Not the relaxing break we were hoping for
